Faena House completed in September 2015 — 18 storeys, 47 residences by Alan Faena and Len Blavatnik’s Access Industries, designed by Foster + Partners, with the signature wraparound “aleph” terraces. A 4,400 square foot residence traded at $20 million (about $4,545 per square foot) in June 2026. But: Faena House is the only Miami Beach building on The Real Deal’s August 2025 list of underperformers — average pricing fell from roughly $3,200 per square foot in 2022 to $2,750 in 2025, while maintenance costs rose 50 to 60%. The association also sued the developer and contractor over alleged construction defects in 2020; the current status of that action is not publicly reported. Ask for the budget history and the litigation status before you make an offer.

The concept is enhanced by the details, each chosen for comfort and sophistication. The master bathroom has heated floors. Some terraces are up to 37 feet deep. And new owners have choices to make: white Venetian terrazzo floors or eight-inch light white oak? Staff quarters are optional. The walls are floor-to-ceiling glass, and they slide away, a custom feature only in Faena House residences. Each wall opens 12.5 feet, blending indoors and outdoors unlike any other condo.
Amenities include 24-hour doorman, valet, and concierge services, in-house spa, gym with timber flooring and ocean views, landscaped pool, and private beach club access with attended cabanas. In every way, Faena House developers say their creation will be an “international nexus for cultural activity and leisure.”
