Florida YIMBY (6 May 2026) calls it the Viceroy brand’s first completed standalone residential development without an adjacent hotel, and the developer’s website calls it Viceroy’s inaugural standalone residential endeavour. Viceroy’s hospitality team operates the amenities and services (Florida YIMBY, 6 May 2026).
Florida YIMBY’s report of the opening describes studios to two-bedroom homes of 485 to 1,286 square feet, plus two penthouse levels and 56 “city flats” in the podium levels (the April 2024 release put the city flats along SE 5th Street). The developer’s own floor-plan page (read 24 September 2026) is more detailed: tower residences on levels 15 to 42, city flats on levels 2 to 12, and penthouse plans on levels 43 and 44 that include three-bedroom homes of 1,481 and 1,755 square feet of interior space. I have not found a source that gives the unit mix or says how many three-bedroom homes there are.
It began life as a rental building
The Real Deal reported on 4 January 2023 that a Related affiliate had a $164 million Truist Bank construction loan for “444 Brickell Tower II,” a 44-story, 506-unit rental building planned at 77 SE Fifth Street, with interiors by Meyer Davis and construction due to begin that month. On 11 April 2024 Related and GTIS launched condominium sales for the same address as a 45-story, 420-residence Viceroy tower; The Real Deal wrote that they had converted plans for an apartment tower already under construction, and Florida YIMBY (24 April 2024) that it was initially envisioned as a rental project.
I have not found a source that says why the story and unit counts changed between the two announcements, or how much of the structure was already built when the plan changed. If finish level and floor plate matter to you, compare the floor plans on the developer’s website.
Where it sits at One Brickell
The Real Deal (11 April 2024) described Viceroy Brickell as part of a three-tower One Brickell complex with Baccarat Residences and a third building planned for 444 Brickell Avenue. Baccarat Residences Miami, adjacent, had reached the 40th floor of a planned 75 when Florida YIMBY reported on 13 March 2026, with construction expected to conclude in early 2028.
Florida YIMBY (1 January 2026) called the third tower long-delayed. It reported that Related had refiled Federal Aviation Administration height permits for an 897-foot tower there, previously designed at 80 stories with about 420 residences; that updated plans had not been made public; and that demolition of the office building now on the site was not expected before 2028, according to reporting from late 2024. I have not found a launch announcement for that third tower.

I bought pre-construction at Viceroy Brickell — The Residences. Can I sell before or at delivery?
It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for. Is Viceroy Brickell finished?
Construction has completed and the first residents were moving in by 6 May 2026 (Florida YIMBY, 6 May 2026). I have not seen a certificate of occupancy record, and the county roll still lists the land as vacant with no unit folios (checked 24 September 2026).

Is this the same as the Viceroy in Fort Lauderdale?
No. Viceroy Residences Fort Lauderdale is a separate building developed by Naftali Group in Fort Lauderdale, between Las Olas Boulevard and Flagler Village (Florida YIMBY, 15 May 2026). Same brand, different developer and city. See its own page on this site for its status.
