Delivered: Selene Oceanfront Residences and Pier Sixty-Six Residences

Florida YIMBY reported on 5 November 2025 that Kolter Urban had announced Selene Oceanfront Residences, a dual-tower condominium at 151 North Seabreeze Boulevard on Fort Lauderdale Beach, was officially welcoming owners. The report describes two 26-story towers about 300 feet tall, designed by Kobi Karp Architects and built by Coastal Construction Company, with 194 residences that the developer said were 88 percent sold. Homes range from 2,300 to 5,300 square feet, and the report lists prices starting at $2.7 million; those are developer asking prices, not recorded sales.

Pier Sixty-Six Residences is the residential part of Tavistock Development Company’s redevelopment at 2301 SE 17th Street. Florida YIMBY reported on 4 September 2025 that Indigo, the last of four residential buildings, had received its certificate of occupancy, completing the 88 residences: the Resort Residences (31 units, completed in summer 2024), Azul (29 units, completed in fall 2024) and Indigo (28 units, 11 stories). Its 29 May 2026 report adds that the resort reopened in January 2025 after a multi-year redevelopment of the 32-acre property.

Under construction: Sage Intracoastal Residences

A City of Fort Lauderdale agenda memo dated 2 June 2026 (item 26-0424, a license for a 24-month closure of the east 15-foot shoulder of Intracoastal Drive) describes Sage as a 44-unit residential development in a 292-foot 9-inch tower at 900 Intracoastal Drive. The memo says the project was approved on 27 September 2024 under case UDP-S24005, was later amended under case UDP-A25053, and that the site is under construction. The City Commission approved the license that day, per the city’s Legistar record.

Florida YIMBY reported on 15 November 2025 that Property Markets Group had broken ground on the 28-story tower, with two homes per floor and completion expected in late 2027. It reported on 6 January 2026 that the developer had secured a $115 million construction loan from GoldenTree Asset Management, and on 3 June 2026 that the foundation pour took place on 18 May, lasting about 10 hours with 140 concrete trucks and roughly 1,400 cubic yards of concrete. The 6 January report lists two- to four-bedroom residences starting at 2,767 square feet on about 200 linear feet of Intracoastal frontage.

551 Bayshore Drive: a 2024 site plan and a 2026 announcement

The city’s agenda memo of 23 January 2024 (item 24-0087) records a site plan at 551 Bayshore Drive approved on 21 September 2021 for an 11-story, 65-unit multifamily building known as Olakino House, and a request by 551 Bayshore SPE, LLC to amend it to a 13-story, 144-foot, 83-unit building. 5 May 2026: two more beach-area approvals

Opus at 701. City Commission Agenda Memo #26-0279, dated 5 May 2026, covers a Site Plan Level II Central Beach permit for a 13-story, 54-unit multifamily development, 144 feet tall, at 701 Bayshore Drive, on a site the memo places between the Intracoastal Waterway and Bayshore Drive. The Development Review Committee reviewed it on 14 October 2025, and the Commission adopted the resolution on 5 May 2026 (No. 26-85), per the city’s Legistar record. The memo calls the units multifamily and does not say whether they are for sale or for rent.

Sereno, formerly Ocean Park Residences. City Commission Agenda Memo #26-0369, dated 5 May 2026, covers an amendment to the Site Plan Level IV permit for 2851 to 2901 NE 9 Court, a vacant site of about 1.26 acres east of the Intracoastal Waterway and west of North Birch Road. It raises the multifamily units from 76 to 88 and adds 113 hotel rooms and 1,800 square feet of commercial use. The memo records Development Review Committee review on 9 December 2025 and a Planning and Zoning Board vote of 8-0 on 18 March 2026; the Commission adopted the resolution on 5 May 2026 (No. 26-86), per the city’s Legistar record. The memo lists conditions that come later, including a park impact fee before the building permit and a school capacity letter before building permit submittal.

Proposed: Pier Sixty-Six Phase II

Florida YIMBY reported on 29 May 2026 that Tavistock Development Company had unveiled Phase II of Pier Sixty-Six, about eight acres around 2301 SE 17th Street: four 23-story towers, 270 feet tall, with 339 residences (101, 90, 75 and 73 across Buildings A to D), plus office, retail, restaurants, structured parking, expanded marina facilities and public waterfront space. The report describes a proposal and gives no hearing date or approval status.

How to read each status

Each label above is a different public record. Delivered means the building is complete, as reported for Selene on 5 November 2025 (owners moving in) and for Indigo on 4 September 2025 (certificate of occupancy). Under construction means work on site, as the city’s 2 June 2026 memo says for Sage. Approved means a city vote, as with the Bahia Mar ordinance of 20 June 2023 and the two resolutions of 5 May 2026. Announced and proposed are developer statements until a city record exists. Dates in developer releases are the developer’s dates, so each one above carries the day it was reported.

For the area, see the Fort Lauderdale neighborhood page. To check a date yourself, see how to verify a delivery date in ten minutes; JSR’s Pre-Construction Delivery Tracker, updated 12 October 2026, follows how promised dates have moved on 38 South Florida towers.
