What is opening, and when

Jesse Scott of Miami New Times called fall 2026 Fort Lauderdale’s biggest restaurant boom in years, in a report published on 23 September 2026. The openings he lists, with the dates as reported that day:

  • Caviar Club (Falsetto Hospitality), at Southeast Ninth Avenue and Las Olas Boulevard: a members-only VIP opening party on 5 October, then an initial reservation period for members and VIPs, with reservations opening to the public on Tuesday, 27 October. Reservations run through the restaurant’s website only, released daily at 9 a.m. for dates 30 days out. Marc Falsetto told New Times that the first 100 founding memberships sold out in three weeks, followed by another 50.
  • Sweetwaters, at 58 East Las Olas Boulevard inside the reworked Huizenga Park: first diners on 12 October, in a waterfront restaurant of nearly 300 seats from the family-owned group behind Miami’s Rusty Pelican. It opens with dinner, with lunch and a morning café expected later.
  • Naia (The Restaurant People), across the street from Caviar Club: targeting the weekend of 18 October, pending final inspections. Dinner comes first, lunch about one to two weeks later and brunch within two to three weeks. New Times notes that this puts the opening just ahead of the Fort Lauderdale International Boat Show, the annual late-October event that operators treat as the start of high season.
  • Amal Las Olas, at 500 East Las Olas Boulevard: a Lebanese restaurant from INK Entertainment Group, slated for fall, following its Coconut Grove and Toronto locations.
  • Good Night John Boy, replacing Howl at the Moon on Southeast Second Street: a disco-themed bar and restaurant, with no date given.

The residences going up along the boulevard

The Related Group’s Andare Residences Las Olas stands at 521 East Las Olas Boulevard, in the same 500 block range as Amal’s address. It is a 46-story tower of 163 residences from 1,800 to more than 4,300 square feet, designed by Pininfarina with CFE Architects as architect of record. Florida YIMBY reported on 19 May 2025 that it had broken ground that month, with completion expected in 2027 and more than half of the residences reportedly under contract at that date.

In Flagler Village, Viceroy Residences Fort Lauderdale at 201 North Federal Highway is a two-tower project from Naftali Group. Its release of 3 December 2024 launched sales on the first tower, a 45-story building of 370 residences designed by Arquitectonica with interiors by Rockwell Group, and said the developer planned to break ground in 2025. On the Intracoastal, Sage Intracoastal Residences at 900 Intracoastal Drive is a 28-story tower of 44 residences, two to a floor, from Property Markets Group. Florida YIMBY reported on 15 November 2025 that it broke ground that month, with three- and four-bedroom homes from 2,767 square feet, architecture by FSMY Architects, interiors by BAMO and completion expected in late 2027.

How to read the two together

  • Treat the openings as dated targets. They come from the operators as reported on 23 September 2026, and Naia’s is pending final inspections. Confirm a date before planning around it.

  • The link between restaurants and condo demand is the operators’ framing. Petrillo’s view is reported above as his; the county record does not measure it.
