Delivery is stated as 2029 by three separate outlets covering the launch — Florida YIMBY, Axios Miami and Hawkins CRE — against a single outlier reporting 2028. I use 2029. Height in feet has never been published, and no landscape architect or general contractor has been named.

Where the Project Actually Stands

LNDMRK assembled the site across three transactions in 2022 for $11.2 million. PMG bought in and formed the joint venture in October 2023 at $20 million — the site then held nine apartments and two vacant lots. The project was publicly revealed on 26 January 2026, with sales opening concurrently.

One correction worth making loudly, because it is circulating. A $126 million construction loan from Madison Realty Capital and Siguler Guff is often attached to this project in search results. It is not this building. That loan went to Twenty Sixth & 2nd Wynwood Residences at 2600 NW 2nd Avenue — a separate PMG/LNDMRK project, 233 units, eight storeys, 73 percent presold, delivering 2028, with an Airbnb short-term-rental partnership. Same developers, same neighbourhood, different building. The 73-percent figure and the Airbnb tie-up do not belong to Frida Kahlo either.

As of the last verified source, no construction financing has been reported for Frida Kahlo Wynwood Residences, against a 2029 delivery target.

The Frida Kahlo Brand Question

The licensor is the Frida Kahlo Corporation, and its role here is deeper than a name on a façade. Per The Art Newspaper, the corporation will curate the art collection, manage food and beverage, and oversee the pool deck. A corporation representative told Axios Miami it will have involvement in the overall design and experience of the building. The licence fee was not disclosed. Kahlo’s likeness is planned to decorate one of the façades.

Here is the part that requires attention. The Frida Kahlo Corporation was formed in 2004 by Kahlo’s niece Isolda Pinedo Kahlo, her daughter Mara Cristina Romeo Pinedo, and businessman Carlos Dorado, and it holds more than 25 trademarks on Kahlo’s name and image. Its right to license those marks has been contested by members of the family since at least 2018, when Romeo Pinedo challenged the corporation’s authorisation of a Mattel “Frida Barbie” and the corporation countersued in Florida.

A Florida case was dismissed in 2021 and a Mexican court ruled for the corporation. But on 17 April 2026 the Eleventh Circuit reversed the district court’s dismissal for lack of personal jurisdiction and remanded the case. It is proceeding. That opinion also records that the opposing party’s practice has been to send cease-and-desist letters to the corporation’s business partners and licensees, including Florida recipients in 2021 and 2022.

PMG and LNDMRK are now exactly that class of party. The Art Newspaper documented immediate backlash at launch, quoting one commenter: “Kahlo was a dedicated communist and would have hated everything about this.” The corporation has drawn sustained criticism for licensing to Shein, Puma and Mattel. Selling a Marxist icon as an investor product is a durable press-cycle vulnerability, not a one-week story. The office suites are the interesting structural move. 206 of the 244 units include a deeded, glass-enclosed office suite of 71 to 170 square feet, with conference-room access. That is not an amenity — it is a deeded, separately usable piece of real estate attached to a small condominium, and it materially changes who can buy the unit and what they can do with it. It also makes the unit legible to a buyer who wants a Miami base with a workspace rather than purely a rental instrument.

Amenities, per the developer: a resort-style pool over the Miami skyline; landscaping explicitly inspired by Kahlo’s own garden at Casa Azul; a wellness centre with a thermal circuit — steam, sauna, cold plunge, treatment rooms — reported at roughly 5,000 square feet; a fitness studio; an outdoor bar and social lounge; and a lobby speakeasy called “Diary,” a direct reference to Kahlo’s published journals.

On the ground floor sits Baker Health, a concierge primary-care practice: 24/7 physician access, same-day appointments, virtual and in-person care, mental health and nutrition. Residents receive a complimentary membership for their first year of occupancy and preferred rates after that.

The Rental Thesis, Stated Honestly

Let me be direct about what this product is. Units start around 400 square feet. They are delivered furnished and turnkey. Short-term rentals are permitted. The majority carry a small deeded office. The same sponsor launched a sister Wynwood building with an explicit Airbnb partnership.

This is primarily an investor product. There is nothing wrong with that — it is a legitimate and often profitable category — but it should be named rather than dressed up as a primary-residence purchase.

What is not published, and what you therefore cannot rely on:

  • No operator partnership has been named for this building. Unlike the sister project, there is no announced platform relationship.
  • No pro-forma, average daily rate, occupancy assumption or yield projection has been published by the developer or by any source I would cite. Any yield number you are shown is a broker’s model, not the developer’s.
  • The zoning code itself does not address short-term rental at this site. The permission is asserted by the developer and by The Real Deal, not verified against the ordinance text in anything I could confirm.
  • No deposit schedule and no published price per square foot. On the sourced ranges, the arithmetic lands somewhere around $1,250 to $1,370 per foot — my calculation, not a developer figure, and it assumes the cheapest unit is the smallest.

What to Watch Before You Sign

  • The licence is contested and the case is live. Eleventh Circuit remand, 17 April 2026. Ask for the licence term, the termination provisions, and what happens to the building’s name and programming if the licence fails.
  • No construction loan, no permit, no groundbreaking as of June 2026, against a 2029 delivery. The sister project secured $126 million and hit 73 percent presold before breaking ground. This one has done neither publicly.
  • The sponsor is competing with itself. Twenty Sixth & 2nd delivers 233 units in 2028 — one year ahead, same neighbourhood, overlapping price band, overlapping product profile.
  • The entitlement gap. Bisnow reported in October 2023 that zoning at the site then permitted up to twelve storeys. The announced south building is fourteen. That implies reliance on Wynwood district bonus provisions or a separate approval — and I could not verify that approval. Ask what it was granted under.
  • Confirm which overlay governs. The site sits near the boundary between Wynwood NRD-1 and Wynwood Norte NRD-2. Which one controls materially affects the entitlement story.
  • No absorption figure has ever been published. Absence of reported sales velocity is not evidence of weak sales, but it is a gap a careful buyer notices.

Wynwood Around It

Wynwood sits north of downtown Miami and west of Miami Beach. At NW 29th Street this site is on Wynwood’s northern edge, immediately adjacent to Midtown and a short distance south of the Design District — which is the single most valuable thing about this particular parcel.

Wynwood Walls, the neighbourhood’s anchor, presents more than 35 murals by internationally recognised artists and runs on timed advance ticketing. Murals extend well beyond it, alongside commercial galleries across a wide price range. The art-district context here is real and predates this project by more than a decade — which is what makes siting an artist-branded residence in Wynwood coherent rather than opportunistic.

NW 2nd Avenue is the spine, with permeable side streets: a genuinely walkable, fine-grained grid rather than a superblock. Panther Coffee, Coyo Taco, The Salty, Gramps and Cervecería La Tropical are among the established operators. There is no Metrorail or Metromover station in Wynwood itself — the practical link is the free Freebee electric shuttle network, which reaches Midtown, Edgewater and the 15th Street Metromover station downtown.

On zoning: Wynwood NRD-1 was the City of Miami’s first Neighborhood Revitalization District, adopted 24 September 2015. It governs building design, commercial and civic uses, alcohol operations, parking and public-benefit contributions, and lets developers gain building capacity by contributing to affordable housing, parks and open space, or the Wynwood Trust Fund.
