Alba Palm Beach is finished — trade coverage of 22 June 2026 reports a completed building with move-ins under way, its townhomes sold out and 95% of the direct water-view residences sold. But the Palm Beach County Property Appraiser’s roll has not caught up: on 24 September 2026 it still carried the whole site as one vacant parcel, with no individual condominium folios. Buyers close against a declaration recorded with the Clerk, and the Property Appraiser splits the parcel into folios afterwards, so a building can be finished and selling while the roll still shows land. It means there are no appraiser-recorded sales or assessments to compare here yet, and anyone quoting you a county comparable is using a listing service, not the public record. The unusual thing about this page is that the county roll does not yet show any of it — and the reason why is worth understanding before you rely on any price anyone quotes you here.

Every dated source after February 2025 describes a building that is finishing or finished. The completion date moved: late 2025 in January 2024, early 2026 in February and April 2025, “this spring” in January 2026, and completion announced in late June 2026; I have not found a source that says why. Two figures need care. The 95% sold is 95% of the “direct water-view residences” in Florida YIMBY (22 June 2026) but “95% sold” for the building in PROFILEmiami (25 June 2026) and the developer’s release (26 June 2026), and none of them says how many of the 55 residences remain. And the starting price is $2.5 million in coverage through 17 August 2026 but “just under $3 Million” on the developer’s own website on 24 September 2026.

🔴 Who stands behind this building is worth checking by entity name. Trade coverage names BGI Companies (some coverage styles it BGI Capital) with Blue Road as developers, Moss Construction as general contractor and ONE Sotheby’s International Realty as the exclusive sales and marketing team. The Property Appraiser lists Scuba Club WPB LLC as the owner of the parcel, and the same name is in the copyright line of the developer’s website; I have not found a source that says how that entity relates to BGI and Blue Road. That matters more than it sounds: when you are checking who stands behind a building, the entity list is the thing to check, and the sponsor entity is one to confirm in the recorded declaration and offering documents.

Why the county has no record of it — and why that is temporary
This is the part worth reading slowly, because it will make you a harder buyer.
The Palm Beach County Property Appraiser records the entire Alba site as one parcel of vacant land. Not 55 homes — one parcel (74-43-43-03-27-001-0000, plat “Alba Residences”, owner of record Scuba Club WPB LLC). Classified vacant, with $0 of improvement value, a 2026 preliminary market value of $15,067,400 that is 100% land, and, on the parcel’s own page, “No Sales Information Available” (read 24 September 2026). One caution: The Real Deal reported on 9 January 2026 that the developer acquired the 1.7-acre Alba site for $5.8 million in 2020. That sale is not on this parcel’s record, which first carries value on the 2024 roll, and I have not found a source that says why.
⭐ The likely explanation is a calendar. Florida values real property as of 1 January, and improvements “not substantially completed on January 1 shall have no value placed thereon” (Florida Statutes 192.042). Alba was still under construction on 1 January 2026 — The Real Deal called it “nearly completed” on 9 January 2026 — and its completion was announced in late June 2026, about six months after the snapshot. The Property Appraiser has not said that this is why the parcel is still vacant land, and I have not found a certificate-of-occupancy date for Alba. If it was substantially complete by 1 January 2027, it should appear on the 2027 roll.
⭐⭐ And here is a comparison that fits the calendar explanation. Nautilus 220, in the same county, took its certificate of occupancy on 22 December 2025 (Stet News, 2 January 2026) — ten days before the assessment date. Its entire declaration was already split into 348 folios on the 2026 roll, with $410 million of improvement value, and the Nautilus 220 page counts 242 qualifying single-parcel warranty-deed sales among them (I re-pulled the 348 folios and the improvement value on 24 September 2026). Alba was reported complete about six months after the same date and shows nothing. Two finished buildings, one county, opposite records — consistent with the calendar, though the appraiser has not confirmed it.
What that means for you, practically:
- There is no verifiable price for any home at Alba. Not a sale, not an assessment, not a comparable on the appraiser’s record. The reported $10,660,000 townhome of February 2025 is a trade-press figure: the appraiser shows no sale on the parcel, and I have not searched the Clerk’s official records for a deed.
- ⚠️ That is not evidence that nothing has sold. Buyers close against a declaration recorded with the Clerk of Court, which the Property Appraiser converts into folios much later. The trade press reports the townhomes sold out. Both things are true at once.
- ⚠️ A price per square foot may become computable once folios exist. The county’s open-data table I use for bulk pulls has no living-area field, but the Property Appraiser’s property pages list “Total Square Feet” (its footnote says it may indicate living area) for improved condominium units — for example 2,131 on a three-bedroom unit at Nautilus 220, read 24 September 2026. The Alba parcel shows 0 as of 24 September 2026 because no building is on the roll, so any per-foot figure you are shown for Alba before folios exist comes from a listing service.

What the county does say: the land
The one thing the roll can tell you is what the ground is worth, and it is precise about it.

⭐ The land works out to exactly $200.00 per square foot. I have seen the same round-number pattern on the roll for other development land, on the Edgewater, Coral Gables, Wynwood and downtown Fort Lauderdale pages of this site; the county does not say how it arrived at the figure, so I read it as an assessor’s rate, not a transaction. ⚠️ Here there is only one parcel, so unlike those cases it cannot be cross-checked against a neighbour — and in any event it is the assessor’s opinion for tax purposes, not a transaction.
⭐⭐ The more useful number is the gap between the two. Market value $15,067,400; assessed value $6,037,110. The assessed figure is 40.1% of the market figure, consistent with Florida’s non-homestead cap on assessment growth of 10% a year: the assessed value rose exactly 10.0% in each of 2025 and 2026 while market value rose 57.5% and then 19.1%. That gap is a deferred tax bill, and it resets when a property changes hands. For a buyer at Alba it is a preview of the same mechanic on your own home: the first year’s tax figure a developer or a listing shows you is frequently the seller’s capped number, not yours. Ask what the tax will be after the reset, not what it is today.

Who this suits, and who it does not
It suits a buyer who wants genuinely scarce waterfront. Direct Intracoastal frontage, with what the developer’s website calls “No fixed bridges to Atlantic Ocean”, is the specification that actually matters here — if it holds, a boat of real height can reach the ocean — and 55 residences on 1.73 acres is a low-density proposition on that water.
It suits a buyer who is comfortable buying into a finished building. It is complete, was taking move-ins as of 22 June 2026 (Florida YIMBY), and is past every construction risk that the people who bought in 2022 carried.
It suits badly a buyer who needs to verify a number before committing. The Property Appraiser shows no price evidence of any kind at Alba, and I would not expect any before the 2027 roll; I have not searched the Clerk’s official records for recorded deeds. Everything I have found about value here comes from the sell side. That is not a criticism of anyone — it is a fact about the calendar — but it should change how much weight you put on a quoted comparable.
And it suits badly anyone who thinks they are buying pre-construction pricing. The townhomes are reported sold out and the building is reported 95% sold (Florida YIMBY, 22 June 2026, for the direct water-view residences; PROFILEmiami, 25 June 2026, for the building). Whatever is left is late inventory in a finished building, which is a different negotiation from an early contract. Ask which residences are actually available: trade coverage says prices begin at $2.5 million, while the developer’s own website read “Starting just under $3 Million” on 24 September 2026.
Four things to establish in writing before you commit:
- What has actually closed, as opposed to being under contract — and ask for it in writing, because the county cannot yet corroborate either.
- Your tax figure after the reset, not the seller’s capped figure. The assessed value on this site is 40% of market on the 2026 preliminary roll.
- The recorded declaration and its leasing article, plus the association budget and reserve schedule for a building with 25,000 square feet of amenity and 55 owners to pay for it.
- Which building you are being shown. There is a separate project called Alba Reserve on the next block at 4720 N Flagler Drive. The names are nearly identical and they are not the same thing.

It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for. The county records 4720 N Flagler Drive as a single-family parcel that changed hands on 26 December 2025 for $33,000,000 by warranty deed to 4700 N Flagler Drive LLC; The Real Deal reported on 9 January 2026 that BGI Capital had bought 4720, 4802 and 4804 N Flagler Drive for $33 million. The city planning board rejected the proposed tower 6–1 on 19 May 2026 and city commissioners have the final say (Palm Beach Post, 27 May 2026); I have not found a report of their decision as of 24 September 2026. The names are nearly identical and they are separate buildings. Check the address before you check anything else.

Alba Palm Beach prices — and what can actually be verified
Reported starting prices, dated. The Real Deal reported prices “starting at $2.5 million” at the February 2022 sales launch and “start at $3 million” in January 2024; PROFILEmiami (26 February 2025) said “starting below $3 million” and Florida YIMBY (14 April 2025) said pricing for the remaining residences began just under $3 million. Since June 2026 the trade coverage says $2.5 million again: Florida YIMBY (22 June), PROFILEmiami (25 June), Florida Weekly (28 June) and South Florida Agent Magazine (17 August 2026). The developer’s own website read “Starting just under $3 Million” on 24 September 2026. These do not agree and I have not found a source that says why; ask for the current price of each available residence in writing.
🔴 The Palm Beach County Property Appraiser shows no sale on the Alba parcel — its page reads “No Sales Information Available”. The 55 residences have not been split into individual condominium parcels on the tax roll, so there is no assessed value, no appraiser-recorded price and no comparable for any home at Alba. (The Real Deal reported on 9 January 2026 that the developer bought the site for $5.8 million in 2020; that sale is not on this parcel’s record.)
⚠️ One individual sale price has been reported in the trade press: a waterfront townhome at $10,660,000 in February 2025 (PROFILEmiami, 26 February 2025). It cannot be verified on the Property Appraiser’s roll, which shows no sale on the parcel, and I have not searched the Clerk’s official records; it is reported here as a trade-press figure rather than as a public record.
⚠️ And there is no living area on the roll for Alba as of 24 September 2026, because no building is on it: the Property Appraiser’s page shows 0 total square feet for the parcel. Its pages for improved condominium units do list “Total Square Feet”, so a price per square foot may become computable once folios exist; the county’s open-data table has no area field.
