Reported complete. The developer’s website, read on 24 September 2026, carries the banner “Construction is complete” with “Move in before year-end”. Commercial Observer reported on 18 September 2026 that Latitude Group had landed a $27.9 million loan to refinance a “newly completed” 22-unit building “set to debut this fall”, citing sources familiar with the deal.
What the county shows. The Broward County Property Appraiser lists 22 condominium unit folios at 527 Orton Avenue (units 302 to 903 and two penthouses), all still in the name of Group Latitude LLC, the county’s spelling of the owner; its mailing address is in Key Biscayne, where the lender’s release places the developer, Latitude Group. The only transfer recorded on each folio is a $100 “Non-Sale Title Change” dated 15 April 2026, so the roll shows no unit sale. It still codes the folios as vacant residential with a building value of $0, while listing a floor-area figure for each unit (1,775 to 2,700 square feet). The legal description cites a recorded declaration of condominium and an amended declaration; I have not read either. I have not found a source that gives a certificate-of-occupancy date or the date of the first closing.
How the schedule has been reported. Florida YIMBY wrote on 23 August 2023 that the building “could open in either 2024 or 2025”. PROFILEmiami said on 16 May 2024 that Latitude Group “has broken ground” and, in the same article, that construction was “scheduled to begin this month with a completion date in 2026”; the construction lender’s release of 17 June 2024 puts the groundbreaking in mid-April 2024. The developer’s website read “Now Under Construction” and “Now 50% Sold” on 13 January 2026, and “80% built • 60% sold • delivery summer 2026” on 13 June 2026 (Internet Archive captures). I have not found a source that explains the differences between these dates.

Located in Fort Lauderdale Beach, The Terraces is a Fort Lauderdale condo for sale with 22 residences in a 10-storey building, every one a corner unit, developed by Latitude Group and designed by GarciaStromberg (PROFILEmiami, 16 May 2024).
The building is about five minutes from Las Olas Boulevard and within walking distance of the beach and the Intracoastal Waterway (construction lender’s release, 17 June 2024); the developer’s website puts the beach three minutes away and says two to three residences share each floor (24 September 2026). It is one of the new-construction condominiums on this site.
Amenities per the developer’s website (24 September 2026): a Level 3 relaxation deck with a heated pool, private sunbeds and a summer kitchen, a fitness center with Peloton equipment and a resident lounge with Intracoastal views, plus two dedicated parking spaces per residence and a homeowner-association fee the site gives as about $0.90 per foot, with no period stated. The total amenity area differs by source: 10,000 square feet in the November 2022 launch release, 7,000 in Florida YIMBY (23 August 2023) and in the lender’s June 2024 release, and none stated on the current website. I have not found a source that says which of the launch-release amenities (spa and treatment rooms, two private conference rooms, pet spa) the finished building has.
The developer’s website (24 September 2026) describes two- and three-bedroom-plus-den residences of 1,775 to 2,674 square feet, with 10-foot ceilings, floor-to-ceiling impact glass and continuous wraparound terraces of 500 to 1,955 square feet. It lists a Sub-Zero and Bosch appliance suite, Italian milled cabinetry, European quartz countertops, European porcelain floors, solid wood doors and smart-home connectivity. The lender’s release names Thermador and Bosch appliances instead, and I have not found a source that settles which brand was installed. The county’s per-unit area figures run from 1,775 to 2,700 square feet, with the two penthouse folios at 2,100 and 2,700; the 4,400 square foot penthouses in the November 2022 launch release do not appear in any later source I read.

The developer’s current website names a shorter list, given above; I have not found a source that reconciles the two.

The last starting price I can date is $2 million (construction lender’s release, 17 June 2024). The November 2022 launch release gave $1,940,000, and Florida YIMBY (23 August 2023) reported “about $1.9 million” that the developers had not officially confirmed. The developer’s website (24 September 2026) publishes no prices and asks visitors to request availability and pricing.
A Douglas Elliman listing for one residence (302B, about 1,775 square feet) that I read on 24 September 2026 shows $1,595,000 and the status “Contract signed”, with no listing date. That is below the lender’s June 2024 figure, and I have not found a source that reconciles the two. Ask for the current availability and price list in writing.

Is The Terraces finished?
It is reported complete. The developer website, read 24 September 2026, says construction is complete and to move in before year-end, and Commercial Observer (18 September 2026) describes a newly completed 22-unit building set to debut this fall. The county still listed all 22 units in the developer name on 24 September 2026, with no unit sale recorded. I have not found a certificate-of-occupancy date or a first-closing date.
How many residences does The Terraces have?
22. The lender release of 17 June 2024, PROFILEmiami (16 May 2024) and the developer website (24 September 2026) all say 22, and the Broward County Property Appraiser lists 22 unit folios at 527 Orton Avenue. The 18 residences in the November 2022 launch release is an older figure.
