Icon Brickell is a 10-acre, three-tower complex by Related Group with Arquitectonica architecture and Philippe Starck interiors, defined by an Olympic-size bayfront pool deck under an oversized Starck colonnade. Tower 1 (475 Brickell) completed 2008. Tower 2 (495 Brickell) is reported by The Real Deal as 57 storeys, 561 residences, completed 2009. The W Miami occupies the third tower at 50 storeys. What a listing will not tell you: The Real Deal reported in August 2025 that association fees here rose between 17% and 92% depending on the unit and period, with investor rents down 5% year over year and 10% since 2023. A 2024 suit alleges the flooring tests at 47–50 IIC against a 54 requirement for soundproofing. And to correct a common error: the $21 million special assessment widely reported in late 2024 belongs to 1060 Brickell, not Icon Brickell.
