Jean-Georges Miami Tropic Residences

Jean-Georges Miami Tropic Residences, 3501 NE 1st Avenue, Miami — developer rendering

Jean-Georges Miami Tropic Residences is the Michelin-starred chef’s first residential building — 48 storeys and 329 residences at 3501 NE 1st Avenue, developed by Terra and Lion Development Group, with architecture by Arquitectonica and interiors by Yabu Pushelberg. Sales launched in October 2024 from $1.1 million, averaging roughly $1,300 per square foot.

The draw is the food. Jean-Georges Vongerichten’s abc kitchens anchors 27,500 square feet of ground-floor retail, and the amenity programme runs past 41,000 square feet. What has not been reported is a construction loan or a groundbreaking date — and that is the part this page is explicit about.

What Is Actually Being Built

A 48-storey tower carrying 329 residences from one to four bedrooms at 3501 NE 1st Avenue. The developers are Terra, led by David Martin, and Lion Development Group, led by Michael Simkins. Arquitectonica is architect; Yabu Pushelberg handled interiors; Douglas Elliman has sales.

Terra is the same developer behind Villa Miami in Edgewater and Mr. C Residences in Coconut Grove — a track record of delivered product, which matters more than a rendering.

“It has been a joyful, collaborative journey working with Terra and Jean-Georges.”

Glenn Pushelberg, Co-Founder, Yabu Pushelberg

One thing to be precise about: the neighbourhood. PROFILEmiami describes the site as being in the Miami Design District and Midtown Miami; Florida YIMBY treats it as Midtown. The address sits between the two. If you are comparing pricing, be clear which submarket comps you are being shown — Design District and Midtown do not trade the same.

The Food Is the Product

Strip away the tower and what is being sold here is proximity to a Michelin-starred kitchen. This is Jean-Georges Vongerichten’s first residential building, and his involvement runs deeper than a name on the door.

“Miami Tropic represents a longtime dream of mine to open residences that blend my culinary passions.”

Jean-Georges Vongerichten

abc kitchens — Vongerichten’s restaurant — anchors 27,500 square feet of ground-floor retail. Above it, the amenity programme runs past 41,000 square feet indoors and out:

  • A rooftop private dining room and bar, plus a private dining room with chef’s kitchen
  • Resort-style pool with private cabanas, landscaped gardens, an outdoor theatre and an outdoor kitchen and lounge
  • Spa with treatment rooms and cold plunges, a salon and a juice bar
  • A squash court and ping pong
  • A podcast recording studio — an unusual inclusion, and a tell about who the developers think is buying
  • Bar and lounge

Where the Project Actually Stands

Sales launched in October 2024, and delivery is stated as 2027.

Beyond that, the public record is thin, and you should know exactly where the gaps are. I could not locate a reported groundbreaking date, a construction loan, a general contractor, a landscape architect, an overall height in feet, or any percentage-sold figure — in nearly two years of selling.

None of that means the project is troubled. Terra is among the more reliable sponsors in this market. But on the Miami Pre-Construction Delivery Tracker, 14 of 38 towers are selling with no construction loan reported — and a 2027 delivery with no reported construction start is a timeline worth pressing on.

“We’re excited to partner with David Martin and Terra on another joint venture.”

Michael Simkins, CEO, Lion Development Group

What to Watch Before You Sign

  • Ask whether a construction loan has closed, and with which lender. None has been reported.
  • Ask for the groundbreaking date and the current construction status. Neither appears anywhere in the public record.
  • Ask for the outside date in your contract, not the 2027 marketing date, and what happens if it passes.
  • Ask for absorption. No percentage-sold figure has been published since the October 2024 launch.
  • Understand what the Jean-Georges relationship actually guarantees. A restaurant lease and a design collaboration are not the same as a permanent contractual right. Ask what happens to abc kitchens if the operator exits, and whether residents receive anything contractual beyond proximity.
  • Check which submarket your comps come from — Design District and Midtown price differently.

Midtown and the Design District Around It

3501 NE 1st Avenue sits on the seam between Midtown Miami and the Miami Design District — walkable to the Design District’s luxury retail and to Midtown’s restaurants and grocery, and a short distance from Wynwood to the south and Edgewater to the east.

It is one of the few genuinely walkable pockets in Miami where you can live without a car for daily needs — which is a large part of why a 329-unit tower works here and would not work on a bayfront lot two miles away.

The comparable new-construction set nearby includes Frida Kahlo Wynwood Residences and, on the water in Edgewater, Edge House Miami and Villa Miami.
