Ask what the operating agreement says about term and termination. The answer is in the documents, and it is not always what the sales gallery implies.

Miami trails only Dubai in branded residences, and the premium is real. What is rarely explained is that “branded” describes two completely different risk profiles.

A service-brand is a live operating relationship

A hotel or hospitality operator runs the building under a management contract. That contract has a term. It can be renegotiated, and it can end.

What you bought — the staffing, the standard, the name over the door — is contingent on a third party continuing to show up. When it works, it is the best product in the market. When the contract lapses, owners discover that a meaningful part of what they paid for was never theirs.

A design-brand was applied once, at delivery

The architecture, the interiors and the specification are fixed and cannot be withdrawn. Whatever happens to the company afterwards — rebranding, sale, bankruptcy — the building is unchanged.

You are buying a finished object rather than an ongoing relationship. That is less glamorous and considerably more durable.

Both can justify a premium

This is not an argument that one is better. A well-run service-branded building delivers something a design-branded building cannot: an operator with reputational skin in the game, maintaining the asset to a published standard.

The problem is that they carry very different long-run dependency and are frequently priced as though they were identical.

The question to ask

Ask which one you are buying. Then ask what the operating agreement says about term and termination — how long it runs, what triggers an exit, and what happens to the branding, the staffing and the standard if the operator leaves.

The answer is in the documents, and it is not always the answer the sales gallery implies. A building that answers it cleanly is worth more than one that treats the question as impolite.
