Why a range, not a number. Floor, view, line, terrace and condition move a price by hundreds of dollars per square foot inside one building. Recorded sales tell you where the market has actually cleared. A unit-specific valuation adds your floor, line, view and condition to that. Josh does that part by hand, from the same county record.
