What Redfin measured

Redfin defines luxury homes “as those estimated to be in the top 5% of their metro area’s price range,” per its report of 3 September 2026. The figures cover the three months from May to July 2026 against the same months of 2025, and the report says it “is based on a Redfin analysis of MLS data that is subject to revision.”

That definition matters. “Luxury” here is relative to each metro. The top 5% in West Palm Beach and the top 5% in Miami are different price bands, so the growth rates compare how fast each top end is moving, not which one is more expensive.

West Palm Beach: volume

Per Redfin’s report of 3 September 2026, West Palm Beach luxury sales rose 43.9% year on year, pending luxury sales rose 20.1%, and the median luxury sale price was $4,522,818, up 7.5%.

The Real Deal, in a 19 September 2026 post on the same figures, described a city emerging “as a luxury destination in its own right,” with Related Ross and other developers reshaping downtown.

Redfin quoted Jonathan Buch, a Redfin Premier agent in West Palm Beach: “The luxury market here is insulated; high-end properties priced over $1 million are moving fast.”

Miami: price

The same report shows Miami’s top end moving differently. Per Redfin, 3 September 2026, Miami luxury prices rose 18% year on year and luxury sales 8.8%, with a median luxury sale price of $5,017,755. Tampa luxury prices rose 15.4%, per the same report.

So in May to July 2026, West Palm Beach added buyers faster, and Miami added price faster. Miami’s median luxury sale was about $495,000 above West Palm Beach’s.
