Luxury is defined as the top 5% of the market by price, and ultra-luxury as the top 1%.

Every listing in this city is described as luxury. The word has been used so loosely for so long that it now carries almost no information. So here is the arithmetic.

MIAMI Association of Realtors defines luxury as the top 5% of the market by price, and ultra-luxury as the top 1%. For the first half of 2026, in Miami-Dade, that puts the lines here:

Condominiums: luxury begins at $3.4 million, ultra-luxury at $10.0 million.
Single-family: luxury begins at $4.3 million, ultra-luxury at $15.0 million.

The speed of the move is the more useful fact

At the wider South Florida level, the condominium luxury threshold rose from $2.0 million in 2025 to $2.3 million in the first half of 2026 — while in Miami-Dade the overall condominium median fell 3.15% year over year in June 2026.

Read those two numbers together. The entry price to the top 5% went up 15%. The middle of the Miami-Dade condominium market went down. That is not one market having a mixed year; it is two markets moving in opposite directions, and it is why a single “Miami condo market” narrative is always wrong.

Why the single-family line sits higher

Houses are constrained by land, and land in the desirable parts of Miami-Dade does not increase. Condominiums are absorbing the cost of Florida’s post-Surfside inspection and reserve rules, which have repriced older buildings across the county. The two asset classes are responding to different forces.

What to do with this

Decide which tier you are actually in before you start comparing. A $2.8 million condominium is an excellent home and it is not statistically a luxury condominium in Miami-Dade in 2026. That is not a criticism of the apartment — it is a correction to the comparison set you should be using when you negotiate.

And when a marketing brochure calls something ultra-luxury, you now know the number it has to clear.
