A 45-storey, 500-foot tower carrying 370 Viceroy-branded residences in Flagler Village, developed by New York’s Naftali Group with architecture by Arquitectonica and interiors by the Rockwell Group. Delivery is estimated for 2028, with pricing from roughly $520,000.
A 15,000-square-foot restaurant and private members’ club takes the tower’s retail levels through a partnership with the h.wood Group.
Read the two towers separately
⚠️ This is a two-tower development of 824 units, and only one tower is for sale. The east tower at 201 North Federal Highway holds the 370 Viceroy condominiums; the west tower at 505 NE 2nd Street is 454 rental apartments. Listings that quote the 824 figure, or that use the 505 address for the condominium, are conflating them.

Viceroy’s first standalone residential tower opened in Miami’s Brickell in May 2026 — 45 storeys and 420 residences, by Related Group and GTIS. Same brand, different developer and city.
