What the premium buys
Three things, in descending order of how often they are discussed. Hotel-grade service. A managed rental option, in some buildings. And — the part buyers consistently underrate — a brand standard that constrains how the building is maintained over decades.

That third item is the one that survives. Service levels fluctuate with management. Rental programmes come and go. A maintenance standard written into an operating agreement is what stops a building from ageing the way its unbranded neighbour does.

The concentration question nobody asks
Three branded towers under construction in Brickell — St. Regis (2027), Cipriani (summer 2027) and Baccarat (early 2028), per our Delivery Tracker — will deliver into the same submarket within about a year of each other, to a partly overlapping buyer pool. That is excellent for the streetscape and it is a genuine consideration for resale timing.

If you are buying pre-construction in Brickell, it is worth knowing what else delivers in your window. Not because it makes the purchase wrong, but because “the only branded tower in the neighbourhood” is a claim with a shelf life.
