- Aria Reserve’s south tower has delivered. The Miami-Dade roll carries its 383-home declaration, with recorded sales from $830,000 to $8,550,000 (Miami-Dade County Property Appraiser, 26 August 2026). The north tower topped off in July 2025; no delivery had been reported as of 26 August 2026. Sentences describing it as forthcoming, and any completion year of 2025 or earlier stated as a future event, are stale.
