What was actually built

E11EVEN Hotel & Residences is a 65-storey tower of roughly 700 feet at 20 NE 11th Street, in the Park West pocket of Downtown Miami, across the street from the E11even nightclub the brand is named for (The Real Deal, 22 June 2026). Florida YIMBY counts 456 units and The Real Deal 457; the tower has both residences and a hotel (Florida YIMBY, 7 February 2025; The Real Deal, 22 June 2026), and I have not found a source that separates the residence count from the hotel rooms. The residences are fully furnished studios, one- and two-bedrooms running from about 378 to 4,331 square feet, with select penthouses at the top of that range (Florida YIMBY, 31 March 2025).

The concept is the unusual part and it is worth being plain about: this is a club-branded residential and hotel tower, marketed on its association with the E11even nightclub across the street, a pairing the hotel’s website calls a 24-hour entertainment district (read 25 September 2026). That is a genuine differentiator and it is also a specific lifestyle. It will suit some buyers enormously and it is the wrong building for others, and no amount of marketing language changes which group you are in.

The tower

Two E11EVEN towers stand on one Park West block. This is the westernmost, which Florida YIMBY calls Phase 1 (31 March 2025).

Two things stand out in that sequence. The completion estimate moved: late 2023 at the 2021 launch (Florida YIMBY, 13 September 2021; The Real Deal, 11 November 2021), the end of 2025 in May 2023 (The Real Deal), still 2025 in February and early March 2025 (Florida YIMBY, 7 February 2025; PROFILEmiami, 6 March 2025) and 2026 by 31 March 2025 (Florida YIMBY). I have not found a source that says why. And the tower is reported sold out: sales launched in early 2021 and the developers reported 90% of the units under contract within two months, so anyone arriving now is dealing with a resale unless the developer says otherwise in writing.

What has actually changed hands

The Real Deal reported on 22 June 2026 that about 400 deeds had been recorded since closings opened in March, according to property records. PMG’s managing partner told the paper that the total sellout of the building is roughly $375 million. The report gives the priciest sale so far as $9 million, for a unit on the 63rd floor, and names other sales at $340,000, just under $400,000, $420,000 and about $2 million. It does not say which sale is lowest, and it does not say what the 400 deeds add up to.

Some arithmetic worth doing, with the caveat that it is my arithmetic rather than a reported figure: if the $375 million is the total across all 457 units The Real Deal counts, it averages roughly $820,000 a unit (the same to the nearest $5,000 on Florida YIMBY’s 456). That is an average, not a median, and a $9 million penthouse pulls it upward, so read it as an order of magnitude. About 400 recorded deeds against 457 units is roughly 88%, which leaves about 57 units not yet recorded as closed; I have not found a source that says how many of those are still closing or unsold.

⭐ I would not read $340,000 as the floor. The Real Deal names it as one sale, not as the lowest, and the developers said in 2021 that prices started at about $300,000 (The Real Deal, 20 April 2021; Florida YIMBY, 13 September 2021). With homes from about 378 to 4,331 square feet, this is not one market but several stacked in one tower, and I would expect resale behaviour to differ by line and floor.

The residences

Why there is no county price analysis on this page

On most Miami buildings this site publishes a folio-by-folio analysis pulled directly from the Miami-Dade County Property Appraiser — every home in the declaration, filtered to residential, with the county’s own qualified-sale flags applied. That cannot be done here yet, and the reason is worth knowing.

I pulled the county record for this block on 25 September 2026. The county’s address search for 20 NE 11 Street returns one folio, 01-0101-080-1060: an 18,750 square foot lot on the plat City of Miami North, Plat Book B-41, Block 18, zoned Urban Core 60 Storey (the county’s label), classified “Vacant Land — Commercial” with no building area and no year built, and assessed at $8,048,046 for 2026. Its last recorded sale is 28 January 2022 for $5,332,800, flagged unqualified as between affiliated parties; The Real Deal reported a $5.3 million sale of the 20 and 30 NE 11th Street land in February 2022. The other block parcels I checked, at 50, 60 and 90 NE 11 Street (folios -1030, -1020 and -1010) and at 30 NE 11 Street (-1050, assessed at $0) are also classed as vacant land. A sixth folio, 34 NE 11 Street (-1040), is a nightclub-class property, and The Real Deal reported in May 2023 that it is the one site on the block the developers do not own. The county roll shows no unit folios for this tower.

The City of Miami’s permit dataset (Building Permits Since 2014, queried 25 September 2026) lists the master building permit for 20 NE 11 Street, BD21028574001B001, as Active: issued on 9 April 2024, with a stated cost of $190 million and 629,066 square feet, and John Moriarty and Associates of Florida as contractor. Its certificate field shows a temporary certificate of occupancy dated 7 May 2026 and a certificate of occupancy still required; the permit is not marked final. I have not found a source that explains how the 7 May date relates to closings that The Real Deal reports beginning in March.

So there is a gap between two public records. The Real Deal counted about 400 deeds from property records (22 June 2026), while the county roll on 25 September 2026 still shows only land. I have not found a source that says why, or when unit folios will appear, and I have not read the recorded declaration of condominium at the Clerk of Courts. Confirm its recording details in the offering documents.

🔴 The practical consequence is concrete. While the roll shows only land there is no county assessed value and no county sale history for any individual home in this building. Any comparable you are shown for a unit here comes from a listing service or from the Clerk’s deed records, not from the Property Appraiser’s roll, which is worth naming out loud when someone puts one in front of you.

What to check before you buy here now

Get the actual recorded deed price for your unit. The Real Deal counted about 400 deeds recorded between March and 22 June 2026, so a unit’s original closing price should be in the Clerk’s official records even though the Property Appraiser’s roll shows no unit folios. That is the strongest evidence available and it is worth pulling for your specific line and floor.

Ask how your tax bill will be set. With no unit folio there is no county assessed value for any home in the building as of 25 September 2026. Ask your closing agent to explain how the bill will be set for your unit, rather than relying on anything the seller shows you.

Read the rental terms in the documents rather than trusting the brand. The Real Deal reported in May 2023 that owners would be able to rent their units on a daily basis in this tower, and on 22 June 2026 that owners can enter units in the hotel program, with PMG’s managing partner estimating that about 75% would. The hotel’s website describes the residences as fully furnished branded units available for ownership with flexible rental options (read 25 September 2026). Those are press and marketing descriptions. ⚠️ What binds you is in the recorded declaration, the hotel-program agreement and the offering documents, and I have not read them. Confirm the rental terms there before you rely on a rental plan.

Ask what the association has actually budgeted. This is a newly completed building with an amenity program that The Real Deal describes as including an after-hours lounge, a day club and pool deck, a sports lounge and a spa. Ask for the current association budget, who set it and when the association takes control from the developer.

Be clear which tower you are being shown. Two E11EVEN towers of about 700 feet stand on the same block. This one is complete; the second, Beyond, was expected to be completed in May 2027 (The Real Deal, 22 June 2026).

Amenities

The Real Deal (22 June 2026) lists an E11even after-hours lounge, a day club and pool deck with 22 hot tubs on the 11th floor, a rooftop bar and lounge by Riviera Dining Group, a casino-style sports lounge and a luxury spa; earlier reports also named a Chopra Spa & Studio (Florida YIMBY, 7 February 2025). I have not found a source that says which are open.

Who this building suits

It suits a buyer who wants the lifestyle it is explicitly built around — downtown, late, social, within walking distance of the Kaseya Center, Bayside Marketplace, the Brightline station and Miami Worldcenter (the hotel’s website, read 25 September 2026). The developers market the pairing of residences, hotel and nightclub openly, and the building does not pretend otherwise.

It suits a buyer who wants a new Downtown tower at a smaller-format entry point. The Real Deal names a recorded sale at $340,000 (22 June 2026), and the smallest homes are about 378 square feet (Florida YIMBY, 31 March 2025). I have not found a source for the lowest recorded price.

It does not suit anyone who wanted a developer deal. The developers reported 90% of the units under contract within two months of the early-2021 launch (The Real Deal, 20 April 2021), and about 400 deeds had been recorded by 22 June 2026 on a building The Real Deal counts at 457 units. I have not found a current developer price list.

It does not suit a buyer who needs quiet, or who needs certainty on rental income. The first is obvious from the concept. The second is because the rental terms sit in the recorded declaration and the hotel-program documents, which I have not read, and neither is something a sales office can promise you.

And a word to owners here. You are among the first resales in a building where about 400 deeds were recorded between March and 22 June 2026 (The Real Deal), and where the county roll shows no unit-level assessed value. That combination makes appraisal harder than usual. Documenting your own recorded purchase and your unit’s line, floor and exposure will do more for your price than anything else.

I bought pre-construction at E11even Hotel & Residences. Can I sell before or at delivery?

It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for.
