On the record: Fortune International Group and Château Group announced on 26 October 2026 that they closed a $463 million financing package from Madison Realty Capital for The St. Regis Residences, Sunny Isles Beach, at 18801 Collins Avenue (developers’ release and Madison Realty Capital, 26 October 2026). Per the release, the money refinances the project’s existing debt with OZK and pays for continued construction of the South Tower.

What the release says

The South Tower has 170 residences and is “over 80% sold,” per the developers’ release. Its mat foundation was poured this summer and the tower is now going vertical, the release says. Madison Realty Capital’s own announcement on 26 October 2026 puts the South Tower’s presales at over $1.6 billion and its expected delivery at the end of 2028. That date is the developers’ target, not a promise.

Commercial Observer reported on 26 October 2026 that Bank OZK had issued $418 million for the development since 2024, so most of the new package replaces existing debt. The release adds that the financing gives the developers room for the next phase and for more dining and hospitality amenities. Berkadia Miami arranged the deal. The interest rate and the term have not been published.

Why I look at the money first

When a client asks me about a pre-construction tower, the first thing I check isn’t the kitchen. It’s whether the building is paid for. A tower gets finished when there is money to finish it, and a lender does a lot of homework before it commits hundreds of millions of dollars to one building. For a buyer, that homework is a second opinion you can’t easily get any other way.

A loan is not a guarantee. It doesn’t lock in a delivery date and it doesn’t change a word of your contract. But a closed construction loan on a tower that is already out of the ground speaks to the question buyers ask me most about pre-construction: will it get built? Madison Realty Capital’s announcement also notes that it lent $630 million last year on the Bentley-branded tower nearby on Collins Avenue.

“This transaction reflects our conviction in the Sunny Isles Beach submarket,” Madison co-founder Josh Zegen said in the developers’ release.

What I’d ask before buying here

  • Which tower. With the South Tower over 80% sold, per the release, much of what is left may be in the North Tower, which has not broken ground. The release says Berkadia also arranged a land loan in April for the North Tower’s pre-development. Ask which tower your residence is in and what timeline applies to that tower.
  • Your deposit. Ask how deposits are held and when they can be used, and read it in the condominium documents the developer has to give you under Florida law.
  • The dates in your contract. End of 2028 is the developers’ target for the South Tower. Your purchase agreement is what binds.

The building at a glance

Arquitectonica designed The St. Regis Residences and Coastal Construction is building it, per the release. The plan is two 62-story towers, 170 residences in the South Tower and 150 in the North, with 435 linear feet of Atlantic frontage and more than 70,000 square feet of amenities, including two restaurants, a full-service spa, pools and a wellness program (developers’ release, October 2026). Remaining residences are priced from approximately $5.1 million, per the same release.

Where to go from here
