Miami’s Tenth Consecutive Month of Sales Growth, and What It Hides

Volume up and condominium prices down, in the same market, in the same month. Both figures are correct.

Total Miami-Dade sales rose 14.3% year over year in June 2026 — the tenth consecutive month of annual growth. Sales above $1 million reached 483, up 29.14%.

Those are the numbers that make the headlines, and they are accurate. They are also the least useful way to understand what is happening.

What a volume headline conceals

In the same month, the Miami-Dade condominium median fell 3.15% year over year, with 12.3 months of supply and 85 days to contract, up from 68. Single-family homes went the other way: median up 3.73%, 4.9 months of supply, 52 days to contract.

So the market grew, houses tightened, the top accelerated, and the middle of the condominium market softened. Every one of those statements is true of “Miami in June 2026,” and a single number cannot carry them.

Why volume and price separate

Transaction volume responds to whether deals are clearing. Price responds to what is being bought and what supply it competes against. When a large stock of condominiums reprices downward, some of them sell — which adds volume while pulling the median down.

Rising volume can therefore be a sign of a market clearing a backlog rather than a market bidding upward, and in the condominium segment that is closer to what is happening.

The part that is straightforwardly strong

The million-plus segment is not ambiguous. 483 sales, up 29.14%, in a quarter where 424 luxury condominiums closed at a median of $1,841,000, up 15.2%. Cash carries much of it — 48.5% of condominium sales county-wide, and roughly 83% above $2,000 per square foot.

A segment that is largely cash is insulated from the financing rules that reshaped the rest of the market on 3 August 2026. That is a large part of why it looks so different.

How to read any Miami headline

Ask three questions. Is this volume or price? Is it houses or condominiums? And which price band? A number that does not specify all three is not describing a market you can act on.
