On the record: Robb Report (Abby Montanez, 2 November 2026) reported that Ytech plans 106 residences, seven of them penthouses, in a 52-story tower at 75 Broadway in Brickell. Condos start at $3 million and completion is expected in late 2029, the magazine reported.
What changed since 2025
The Real Deal reported on 11 July 2025 that Ytech had proposed a 54-story, 113-unit tower called Seven Broadway on about half an acre at 41 and 75 Broadway, also listed as 41 and 75 Southwest 15th Road. The same report said Ytech paid $12.2 million for the site in 2021, along with development rights that could have allowed up to 80 stories and 183 units.

Ytech founder Yamal Yidios told Robb Report on 2 November 2026 that zoning allowed nearly 300 residences. “We deliberately chose to build just 106,” he said. The 183 and the nearly 300 are different figures from different dates, and I could not reconcile them from what is published.
What is planned
Robb Report’s 2 November 2026 story lists Kohn Pedersen Fox for the exterior, ACPV Architects for the interiors and Enea for the landscape, with kitchens by Antonio Citterio using Arclinea cabinetry and Gaggenau appliances. It reports 42,000 square feet of amenities, a wellness floor over Simpson Park with cryotherapy and hyperbaric oxygen, and a rooftop pool more than 600 feet up. There is no hotel, and the magazine reports round-the-clock butlers trained by the British Butler Institute. Cervera Real Estate handles sales exclusively, it said.
The developer’s own site, read 2 November 2026, describes the rooftop pool and lounge, an owners club and a recovery suite, and lists a sales gallery at 1548 Brickell Avenue.
What I would check first
Robb Report reported on 2 November 2026 that Ytech completed construction documents and secured government approvals before launching sales. The developer’s legal page, last updated 27 October 2026, still says everything is proposed, can change, and is subject to obtaining the needed permits and approvals. I have not checked the city’s permit file, so I would ask for the permit status along with the offering documents.
Not published as of 2 November 2026, in the sources I read: residence sizes, deposit schedule, monthly fees and rental rules.
Where to go from here
What Brickell condos have actually sold for is on Brickell condos. Ytech’s other tower here is The Residences at 1428 Brickell, and the free Miami Buyer’s Guide shows what buyers paid on the county record.
