What was announced

Florida YIMBY reported on 29 September 2026 that Fortune International Group and Blue Road “have announced the completion of Nexo Residences, a 16-story, 254-unit condominium development at 13899 Biscayne Boulevard in North Miami Beach.” The same report says the property “has received its Temporary Certificate of Occupancy and is preparing to welcome its first owners and guests.”

The TCO itself was reported a month earlier. On 28 August 2026, Florida YIMBY wrote that KAST Construction had announced the milestone, and that the TCO “allows occupancy to begin while remaining construction and closeout work continues across the property.” That report described the building as 15 storeys rising approximately 192 feet, with a 396-space parking garage; the developers’ 29 September announcement describes it as 16 storeys. Both reports give 254 residences.

Who built it

Per Florida YIMBY, 29 September 2026: design by Carlos Ott, with Frankel Benayoun Architects Inc. as architect of record; KAST Construction as general contractor; Urban Robot for the common areas, residence interiors and landscaping. Fortune Development Sales handles exclusive sales and marketing.

The residences and the rental programme

The announcement, as reported by Florida YIMBY on 29 September 2026, describes fully furnished studios through three-bedroom condominiums and a collection of three- and four-bedroom townhomes, with interiors from 531 to 2,438 square feet. Florida YIMBY’s 28 August 2026 report states that owners can rent their units “without minimum rental restrictions.”

AvantStay is named as the preferred property manager for short-term rental operations, with an on-site team handling check-ins, check-outs and housekeeping for owners who take part. Owners can also live in their residences themselves, per the 29 September 2026 report.

Amenities listed in the same announcement include a three-storey arrival lobby, a two-storey technology hub with coworking space, a pool deck and jacuzzi, three summer kitchens, a rooftop observatory deck, a fitness centre with a yoga studio, a children’s playground, a clubroom, an event area and an outdoor movie theatre.

The developers, in their own words

Edgardo Defortuna, CEO of Fortune International Group, quoted by Florida YIMBY on 29 September 2026: “Reaching delivery is the moment a vision becomes a place people can actually walk into and call home.”

Jorge Savloff, CEO of Blue Road, in the same report: “Residents and renters can now experience firsthand what we set out to build.”

What delivery changes for a buyer

Until now, a buyer at Nexo was buying from renderings and a contract. From here the building starts to produce a public record: the county will assess each unit, closings will post as recorded sales, and the first resales will show what these units trade for once they are no longer new.

Two practical points. First, a TCO is not the final certificate of occupancy; the 28 August 2026 report notes closeout work was continuing. Second, in a building designed around short-term rental, the terms that decide an owner’s income, including the rental programme agreement, the management fee split and the association’s own rules, sit in documents rather than in the announcement. Read them before you rely on a rental figure.

The price history on this project is worth knowing. When the tower topped off, Florida YIMBY reported on 3 June 2025 that “pricing begins in the $599,000s”; the 29 September 2026 announcement gives the remaining inventory as “starting in the $685,000s.” Both are developer asking prices, not recorded sales.
