Pompano Beach’s Branded Oceanfront Towers: What Buyers Are Paying Per Foot

What is being built

Hoodline reported on 23 September 2026 that Related Group has poured “roughly $2.5 billion into luxury oceanfront developments in the city, per realtor.com,” and that the company bought the site that became Solemar “at a courthouse auction in 2011,” per the New York Post.

The Waldorf Astoria Residences Pompano Beach is, per the same report citing the Post, “a 28-story tower with 92 residences developed by Related Group, Merrimac Ventures and Hilton.” Hoodline adds, citing the Post, that it had more than 85% of its units under contract when it topped out in May, and that realtor.com “now puts the project at 90% sold, including both penthouses.”

Related is also behind the W Pompano Beach Hotel & Residences, per the Post as cited by Hoodline; the Ritz-Carlton Residences Pompano Beach and an Armani/Casa project come from other developers.

The price per foot, and why two numbers

Hoodline reported on 23 September 2026: “Solemar sold for an average of about $900 per square foot, while sales at the Waldorf Astoria Residences Pompano Beach are averaging roughly $1,800 per square foot, per the Post’s figures — though realtor.com puts the Waldorf’s per-square-foot pricing at $1,600.”

Two outlets, two numbers for the same building. That is normal for pre-construction. None of these units has closed yet, so there is no recorded deed to settle it, only what the developer and brokers report. Treat both as reported asking-to-contract levels, not closed prices.

The step from Solemar to the Waldorf is the story. On either figure, a branded tower on the same stretch of beach is selling at close to double the unbranded building’s average.

Why buyers are going north

Hoodline, citing the Post on 23 September 2026, reports buyers “arriving from the Northeast, Canada, Florida, Latin America and other international markets.” Patrick Campbell told the Post that Pompano offers oceanfront property between Miami and Palm Beach at comparatively accessible pricing, and that a significant pricing gap still separates it from comparable branded oceanfront residences in those two markets, per Hoodline.

The same report puts the remaining Waldorf Sky Residences at $4.3 million to $8 million, per realtor.com, and says a comparable branded penthouse would fetch “roughly $30 million or more” in Miami or Palm Beach.

What a Miami buyer should take from it

  • The brand premium is real in Pompano too. On the reported figures, the branded tower is at close to twice the per-foot level of the unbranded one.
  • Pre-construction numbers are not closings. Until deeds record in Broward County, per-foot figures are what sellers and brokers report.
  • Compare against what Miami owners actually got. For completed Miami-Dade buildings, the county record shows what owners paid and what they sold for. That is in JSR’s Miami Resale Record.
