50 & 100 S. Pointe Drive, Miami Beach, Florida 33139 | Neighborhood: South of Fifth
The south and north towers of Continuum I and II, respectively, are the focal point of South Beach. At 42 stories each, visible from Fisher Island and Key Biscayne, they define the Miami Beach skyline. Their sheer luxury also helps explain why the South of Fifth neighborhood is the most coveted real estate on the island: For style, location and services, Continuum I and Continuum II are unmatched.
Josh Stein, who counts these condos among his top picks, says Continuum offers the most important aspects of living in Miami, including proximity to entertainment and dining, brilliant interior design and gorgeous ocean views. Owners can watch the ships come in and the waves crash or the growing Miami skyline light up as the sun sets over the cityscape. Terraces are massive, and so are the more than 20 diverse floor plans, which range from more than 1,200 square feet to more than 8,200. Each unit is furnished with “the latest in comfort, design, and luxury,” including every appliance.
Because Continuum occupies 12 acres of perhaps the most prime land in Miami Beach, it can offer some of the best amenities as well. That includes about 1,000 feet of pristine beach, complemented by private beach club towel, furniture, and cabana service. There are oasis swimming pools on rooftops and ground-level, free-form lagoon pools. And just inside, with bright ocean views, are a fitness center and spa. Residents also enjoy a sauna, steam room and treatment rooms. The developers have spared no expense to make Continuum one of the top residential destinations in the world.
Continuum is two buildings on a shared 12-acre oceanfront site at the tip of South Beach. The South Tower at 100 South Pointe Drive completed in 2002 — 40 storeys, 318 residences, units 1,201 to 4,973 square feet. The North Tower at 50 South Pointe Drive completed in 2008 — 37 storeys, 203 residences. Developer: The Continuum Company (Ian Bruce Eichner). Architect: Sieger Suarez. Recent trades: $19.9M at roughly $3,900 per foot in February 2026, and $11.3M at about $3,800 per foot in June 2026. Note: the developer markets 530 residences; the tower-by-tower counts total 521. Broker listings frequently swap the two towers’ unit counts — the South Tower is the larger one.
