On the record: FinanceBuzz (Chris Lewis, updated 30 October 2026) published a list headlined “Realtors Predict House Prices Will Skyrocket in These 9 Florida Cities.” The forecast is the opinion of six agents it quotes. I am not making a forecast, up or down, and this post is about what the list rests on.

Who made the forecast, and how

The article names the agents and their firms, among them Samuel Strauch of Miami Dossier by Metrik Real Estate for Miami. It does not describe a method or give a time frame. An editor’s note says housing data comes from Zillow unless stated otherwise. Each city gets an average home price with no date and no definition of what is averaged, and no figure for change over time. The article’s own closing says the predictions are not a crystal ball.

For Miami, it gives $580,866. Strauch’s reasons, as the article reports them, are limited land near the water, a widening buyer pool, and insurance costs steering buyers toward new construction.

What Miami-Dade County data can say

Only Miami, of the nine cities, is in Miami-Dade County. The county’s records say nothing about the other eight.

For Miami, the county data can speak to very little, and I will not stretch it. The article’s number is a citywide average of unspecified home types. JSR’s county pulls cover condo buildings in three City of Miami neighborhoods, reported as the median of qualified sales the county recorded. Those are different measures and a different set of homes, so they do not confirm or contradict the article. For context only, the county record shows these 2025 medians in JSR’s pulls (run 17 August to 22 September 2026; rollups dated 3 September 2026):

  • Brickell: 708 qualified condo sales, median $686,250 (53 buildings).
  • Downtown Miami: 305 sales, median $700,000 (9 buildings).
  • Edgewater: 293 sales, median $725,000 (28 buildings).

These are past, recorded sales. A recorded sale is not a forecast, and I am not reading a direction into them.

My view

A list of agents’ opinions is a starting point for questions. If you are looking at a building, ask what its units sold for, and when.

Where to go from here

The free Miami Buyer’s Guide shows what buyers paid on the county record, and Brickell has building-level sales.
