What was announced

Prosper Group and Versluys Group announced Bugatti Residences Miami on 15 September 2026, according to PROFILEmiami’s report of that date. Florida YIMBY reported on 17 September 2026 that the project is “a 60-story residential tower planned at 75 SW Miami Avenue Road in Miami’s Brickell neighborhood,” and that “the $650 million development will yield 183 residences, including four penthouses.”

Both reports describe the same site: “more than 300 feet of frontage along the Miami River, with water access to Biscayne Bay,” in Florida YIMBY’s wording of 17 September 2026. PROFILEmiami, on 15 September 2026, calls it “one of Brickell’s last waterfront parcels.”

This is the marque’s second residential project and its first in the United States. PROFILEmiami’s 15 September 2026 report states that the Miami tower follows “Bugatti Residences by BinGhatti in Dubai, the brand’s first residential project.”

Who is building it

Per Florida YIMBY, 17 September 2026: Prosper Group is “led by CEO Jay Roberts,” developing “in partnership with Belgium-based Versluys Group, led by CEO Bart Versluys.” PROFILEmiami described Versluys on 15 September 2026 as “the more than a century-old Belgian real estate developer.”

Design credits, from the same two reports: architecture by Brandon Haw Architecture, drawing on “Bugatti’s distinctive design DNA and signature hypercar elements, including the iconic C-line for the tower” (PROFILEmiami, 15 September 2026). Interiors by Yabu Pushelberg, led by George Yabu and Glenn Pushelberg. Rhodium is named “as the exclusive global residential operating partner to deliver a bespoke lifestyle experience defined by white-glove butler service” (PROFILEmiami, 15 September 2026).

On the land, PROFILEmiami’s report on the site acquisition (summarized on its 15 September 2026 announcement page) states the joint venture “closed on a three-parcel assemblage for $50 million” and that “Miami-based Vaster provided a $30.5 million acquisition loan.”

The developers, in their own words

Two on-record statements, both quoted by PROFILEmiami on 15 September 2026.

Wiebke Ståhl, Managing Director of Bugatti International: “Miami’s bold architecture, creative spirit and global appeal makes it a compelling setting for our next Bugatti Residences project.”

Jay Roberts, CEO of Prosper Group: “Bugatti Residences Miami unites one of luxury’s most respected brands with a city shaping the future of high-end real estate.”

What has not been published

This is the part that matters if you are budgeting for a deposit, and it is short by design. As of 23 September 2026, across Florida YIMBY (17 September), PROFILEmiami (15 September) and Jetset (18 September), none of the following has been stated:

  • Height in feet. Sixty stories is the only vertical figure given.
  • Unit sizes, floor plans or a price per square foot.
  • Any price. Not an entry price, not a penthouse price, not a range.
  • A deposit schedule.
  • A groundbreaking date, a construction start, a general contractor or a delivery year.
  • Whether a condominium declaration or prospectus has been filed with the Florida Division of Condominiums.

Jetset reported on 18 September 2026 that “the Bugatti Residences Miami offering is expected to launch to prospective buyers in 2027”; Florida YIMBY and PROFILEmiami both narrow that to “the first half of 2027.”

Why a 2027 sales launch matters

A branded announcement and a sales launch are eighteen months apart here, and the gap is where the terms get written. Everything a buyer signs (the deposit schedule, the escrow treatment above the statutory 10 percent under Fla. Stat. 718.202, the outside date, the short-term rental policy, the unit mix as finally declared) lives in documents that do not exist publicly yet.

The 183-unit figure is the one to watch. Unit counts move between announcement and filing more often than they hold, and the count is the denominator for every per-unit assumption a buyer or an appraiser makes.

Record checked 23 September 2026. Prosper Group, Versluys Group and Bugatti have made no public statement beyond the announcement quoted above as of that date. JSR did not seek comment.

A sales gallery shows the renderings. The record shows the rest: permits, how the promised delivery date has moved, and what the developer has delivered before. For a building that already exists, it also shows what owners got back when they sold. Tell Josh the building and he’ll send it.
