On the record: A Luxury Travel Magazine article dated 26 October 2026, with no byline, says Greenview at Presidential, from Lennar and BH Group, has 103 homes starting at $2.5 million. I checked it, and two other projects it names, against Lennar’s sales page and other dated reports. Greenview is a developer-led project, and it is inland, not waterfront.

Lennar’s sales page, read on 1 November 2026, lists the address as 19200 NE 14th Court, Miami, FL 33179. It shows prices from $2,590,990 to $3,464,765 and plans with four to six bedrooms, and says prices and features are subject to change.

The Real Deal reported on 16 September 2024 that the project, on a shuttered 104.3-acre golf course, had 103 homes priced at $2.5 million to $3.5 million, per a price sheet it obtained. The $2.5 million starting figure in the 26 October article matches that 2024 sheet, not Lennar’s current page. South Florida Agent Magazine reported on 31 August 2026 that Douglas Elliman Development Marketing leads sales and closings began in December 2025.

On location, Lennar’s page puts the community in Miami and mentions its distance to Aventura Mall. The Real Deal described it as near Aventura. I have not confirmed with the City of Aventura whether the site is inside city limits. Agent Magazine’s 31 August 2026 report describes a lakefront clubhouse; none of the sources I read describes ocean or Intracoastal frontage.

Lennar’s page and the sales team’s release call it the area’s first new single-family estate community in more than 25 years. I have not verified that claim.

The two commercial projects

Centtral Aventura. Connect CRE (Mike Boyd, 10 April 2026) reported a nine-story, 145,000-square-foot building at 20955 Biscayne Boulevard from ELJA Developers, with about 75,000 square feet of retail and restaurants and about 70,000 of office. It reported delivery scheduled for the fourth quarter of 2027 and construction under way.

Aventura City Center. The Real Deal reported on 7 July 2026 that BH Group and Apollo Companies bought out Related Group’s stake in the site at 2999 NE 191st Street, which it described as approved for a residential tower, a hotel and 26,000 square feet of retail. CRE-sources, citing South Florida Business Journal, reported on 5 May 2026 that a revised proposal, including a zoning change for hotel use, was still pending. I have not confirmed the current status with the City.

My view

I treat an article like this as a pointer to the developer’s own page. Ask the sales office for the current price list in writing. See Aventura and new construction in Miami.
