1901 Collins Avenue, Miami Beach, Florida 33139 | Neighborhood: South Beach
Rising by the shores of South Beach, the Shore Club Private Collection is the residential part of the redevelopment of the Shore Club, an oceanfront hotel site at 1901 Collins Avenue. It has 49 residences in three buildings, beside a boutique hotel, with Auberge Collection appointed to manage The Shore Club Resort & Residences, and it is under construction with opening scheduled for 2027 (Florida YIMBY, 20 November 2025; Auberge, 26 March 2024).
The residential architecture is by Robert A.M. Stern Architects (RAMSA), working with Miami-based Kobi Karp Architecture & Interior Design (Auberge, 26 March 2024). The firm also designed 15 Central Park West, completed in 2008, and the Miami Beach Library, completed in 2005 (RAMSA project pages).
Auberge’s 26 March 2024 release calls it the firm’s very first oceanfront project; Florida YIMBY (6 May 2023) likewise describes it as RAMSA’s first oceanfront venture.
Where it stands, as of 25 September 2026
Under construction. Witkoff and Monroe Capital completed the concrete foundation pour for the tower — more than 15 hours and about 1,100 cubic yards, with Coastal Construction as builder — according to Florida YIMBY (20 November 2025). The Real Deal’s roundup of South Florida’s top permits (6 August 2026) lists as its largest a $97 million phased new-construction permit for 481,200 square feet at 1901 Collins Avenue (job filing BC2322278); its source note dates the permits issued 28 to 31 July 2026. I have not found the City of Miami Beach permit record itself, or a source that says how that permit relates to the foundation pour.
Approvals. Miami Beach’s Historic Preservation Board approved a certificate of appropriateness for the redevelopment on 10 May 2022 and voted 4 to 1 on 13 September 2022 against rehearing that approval (The Real Deal, 13 September 2022).
Opening. All three residential components are scheduled to open together in 2027 (Florida YIMBY, 20 November 2025); Auberge’s 26 March 2024 release also says 2027. The July 2023 loan announcements had said completion in 2026 (Commercial Observer, 20 July 2023), and I have not found a source that says why the date moved.
What the county roll shows. One folio, 02-3226-001-0020, covers 1901 Collins Avenue: 118,799 square feet (about 2.7 acres; Auberge’s release and Florida YIMBY say three), land use hotel or motel, assessed at $78,264,470 for 2026. The county roll shows no unit folios, so it has no recorded unit count, floor plans or unit sales, and any property-tax figure quoted for an individual residence is an estimate, not a county assessment. Florida assesses real property as of 1 January and puts no value on improvements not substantially completed by then (Florida Statutes 192.042), so the 2026 assessment does not include the tower under construction.
Where sources differ, and I have not found one that reconciles them:
- Tower height: 20 storeys (Florida YIMBY, 20 November 2025; The Real Deal, 20 July 2023 and 2 April 2025), 18 storeys and 200 feet (Auberge, 26 March 2024; PROFILEmiami, 23 January 2023), seventeen storeys (RAMSA’s undated project page).
- Cromwell House: six residences (Florida YIMBY, 20 November 2025) against four in July 2023 (Commercial Observer; The Real Deal).
- Residences: 49 in the developer, Auberge and Florida YIMBY accounts; The Real Deal’s 6 August 2026 permit item says 45 units, in its line on the 2023 financing.
- Hotel: 75 keys (Witkoff’s project page), 73 rooms and suites (Auberge, 26 March 2024), 79 rooms (The Real Deal, 6 August 2026).
- Sales: more than 85 percent (Florida YIMBY, 20 November 2025) against about 90 percent presold (The Real Deal, 2 April 2025).
The architecture and the historic buildings
RAMSA describes its design as building on Miami Beach’s Art Deco and Miami Modernist history and extending it into the 21st century. Its plan keeps the Shore Club (Albert Anis, 1949) as a boutique hotel, renovates The Cromwell (Robert Taylor, 1939) to serve as the residents’ main entrance, and inserts a new ocean-facing condominium tower between them, with a private villa on 20th Street (RAMSA project page, read 25 September 2026).
Auberge’s 26 March 2024 release describes the new tower as RAMSA’s spin on Miami Beach’s MiMo (Miami Modern) architecture, with curves that reference the area’s Art Deco heritage and staggered tiers that yield large terraces. It calls the Shore Club an Art Deco-style hotel and says the three-acre site has 175 feet of oceanfront.
Shore Club Private Collection: the residences and the resort
The Shore Club Private Collection has 49 residences in three buildings: a new oceanfront tower, the restored Cromwell House with six residences, and a single-family Beach House (Florida YIMBY, 20 November 2025). The Shore Club itself is being renovated as a hotel with interiors by Bryan O’Sullivan Studio, and Auberge Collection was appointed to manage The Shore Club Resort & Residences (Auberge, 26 March 2024).
Florida YIMBY (20 November 2025) puts the new oceanfront tower at 20 storeys, with panoramic views of the Atlantic Ocean and Biscayne Bay; the sources that differ are listed above. The developer’s July 2023 announcement gave two to six bedrooms and 1,900 to more than 10,000 square feet (The Real Deal, 20 July 2023).
Witkoff’s project page credits RAMSA with the architecture and residential interiors, Bryan O’Sullivan Studio with the hotel interiors and Island Planning Corporation with the landscaping; Coastal Construction is the builder (Florida YIMBY, 20 November 2025). Auberge says the landscaped grounds knit the two historic landmarks and the new elements into a cohesive whole while separating private amenities from those open to resort guests (Auberge, 26 March 2024).
Florida YIMBY (20 November 2025) lists the residents’ amenities as a private porte cochere entrance, three swimming pools, a fitness center, a library and lounge areas, with access to Auberge’s spa, concierge, housekeeping and beach club. Food and beverage is to include in-residence dining, sommelier services, a signature restaurant, a poolside café and bar with cabana service, and a double-height café and bar opening onto an outdoor lounge.
Auberge’s release says each residence will have its own floor plan and large glass windows framing ocean views, with interiors that draw on classic yachts: rich woods, sinuous lines and brass accents (Auberge, 26 March 2024).
Florida YIMBY (6 May 2023) described floor-to-ceiling hurricane-grade windows, spa-inspired bathrooms and bespoke wood kitchens with marble countertops. Those are 2023 marketing descriptions, and I have not found a current finishes list.

The residences are under construction as of 25 September 2026, so what follows is what the county roll and dated reporting show, not a finished building. Sales are handled exclusively by Douglas Elliman Development Marketing (Florida YIMBY, 20 November 2025), so current availability and contract terms come from the developer’s sales team.
