How these numbers are counted

Every figure here comes from the Miami-Dade County Property Appraiser’s public record, pulled by JSR on 23 September 2026. A “sale” is a deed the county marks as a qualified, arm’s-length sale of a home in the building. Transfers between related parties, foreclosure deeds the county does not qualify, and single deeds that move several units at once are left out, because one package price split across units distorts the picture.

The window is the 12 months before each building’s county pull. We publish the count, the median price, the median price per square foot and the date of the latest recorded sale. We do not publish a low-to-high range: one package deed can make a range meaningless while barely moving a median. Where a building recorded one or two sales, there is no median; two sales are not a market.

These are the same figures that appear at the top of each building’s page on this site. They are recorded closings, not asking prices, and the record lags the closing table by a few weeks.

Continuum South Beach

On the Miami-Dade County Property Appraiser record pulled 23 September 2026, Continuum South Beach recorded 20 sales at a median of $4,875,000 ($3,014 per square foot), the latest on 25 June 2026, in a building listed at 100 and 50 South Pointe Drive with 496 homes, 310 of them two-bedroom. On the Miami-Dade County Property Appraiser record pulled 23 September 2026, that is about 4 recorded sales for every 100 homes, and April 2026 was the busiest month in the window, with 6 of the 20 sales.

Setai South Beach

On the Miami-Dade County Property Appraiser record pulled 23 September 2026, Setai South Beach recorded 7 sales at a median of $2,650,000 ($2,893 per square foot), the latest on 3 July 2026, in a building with 159 homes, 112 of them two-bedroom. On the Miami-Dade County Property Appraiser record pulled 23 September 2026, that is about 4 recorded sales for every 100 homes, the same turnover as Continuum.

On the Miami-Dade County Property Appraiser record pulled 23 September 2026, the median home at Setai South Beach is about 35 percent smaller than the median home at Continuum (1,213 square feet against 1,869), which is why its median price is the lowest of the three while its median per square foot ($2,893) is only about 4 percent below Continuum’s ($3,014).

Faena House

On the Miami-Dade County Property Appraiser record pulled 23 September 2026, Faena House recorded 4 sales at a median of $11,535,000 ($3,809 per square foot), the latest on 28 May 2026, in a building listed at 3315 Collins Avenue with every home built in 2015 and fewer than 50 homes in all.

With four sales, the median is the midpoint between the two middle prices, so one more or one fewer sale moves it a long way. Read the Faena House figures as a marker for the building, not a price for any one home: at this size, the date and the line matter more than the median.

Price and price per square foot

On the Miami-Dade County Property Appraiser record pulled 23 September 2026, the order by median price per square foot is Faena House ($3,809), Continuum South Beach ($3,014) and Setai South Beach ($2,893), while the order by median price puts Setai South Beach last. The two orders differ because the homes differ in size: price per square foot is the fairer comparison between buildings, and the unit’s own sales are the fairer comparison within one.

All 31 recorded sales were repeat sales: on the Miami-Dade County Property Appraiser record pulled 23 September 2026, none was the first sale on the county record for its home. The latest recorded sale of the three, on the Miami-Dade County Property Appraiser record pulled 23 September 2026, is 3 July 2026 at Setai South Beach; the record lags the closing table by a few weeks.
