I have been selling Miami real estate since 2002, and I built this website the same year — before Zillow, before Instagram, when everyone else in the business was still buying newspaper ads. It has produced more than $1 billion in closed sales since, and some of the largest deals of my career came directly from this site — buyers who read something here, understood how I think, and called. I still write most of it myself.
I live in two cities
Miami and Mexico City. That is not a biography detail, it is most of the reason my clients call me. A large share of the money that buys property in Miami comes out of Latin America, and I spend a good part of the year on the other end of that flow — running a real estate and media platform in Polanco, working in Spanish every day, sitting across from the families and operators who eventually become Miami buyers. I understand how that capital thinks about price, timing, currency and paperwork, because I work inside it. English y español, from the first conversation through the closing table.
The people I work with
In twenty-four years I have represented founders, developers, artists, family offices and a number of people whose names you would recognise immediately. I do not publish them. An agent who trades on a client list is showing you precisely what he would do with yours.
What I will tell you is what the work actually looks like. A small number of clients at any one time. My phone, not an assistant’s. Off-market conversations that never touch a portal. Showings arranged around your privacy rather than a listing calendar. And discretion that does not have to be asked for, because it is the default.
What I know best
Luxury condominiums and pre-construction. Historic Art Deco on South Beach — I have sold some of the most recognised buildings on the island. Waterfront homes. And the loft market of urban Miami, where I closed enough in the 2000s that people started sending me the ones nobody else could move; the market called me the Miami Loft King, which was not a title I picked. From Brickell to Bal Harbour, from a first condo to a nine-figure trophy, I have either sold in your building or I know exactly who has.
What I will tell you not to buy
Most agents cannot afford to talk a client out of a purchase. After twenty-four years, I can. I will tell you which towers have assessment problems, which developers have missed every delivery date they ever published, which addresses are not worth what they are asking, and when the right move is to wait a year.
That is not a posture. It is published. The Miami Confidential is the reporting I keep on the buildings in this market — foreclosures, defect litigation, financing that never closed, delivery dates that moved — every figure dated and sourced. You can read all of it before you ever call me.
The operator behind the agent
I am a builder as well as a broker, and I have stayed ahead of every technology wave this industry has been through — from one of Miami’s first real estate websites, to search when almost nobody understood it, to AI-driven marketing now. Alongside Miami real estate I build and run VIVE Polanco, the real estate, media and city guide platform for Polanco, Mexico City; Art of NOMA, a contemporary gallery representing emerging artists; RentaPóliza, legal protection for rental agreements in Mexico; and Ciao Bella Marketing, the digital engine underneath all of it.
Markets crash, portals rise and fall, agents come and go. I am still here, and still first to the next thing.
In the press
My work and market commentary have appeared in the Miami Herald, The New York Times and The Telegraph, and I am still quoted regularly today. On National Geographic’s Emmy-winning climate series Years of Living Dangerously I was a featured on-camera spokesperson, touring Miami properties with Jack Black and explaining how rising seas shape this city’s real estate market. I have been a top producer at every brokerage I have worked with since 2005.
If you want to talk
Tell me the building, the budget and the timeline, and I will tell you what I actually think — including when the answer is that you should not buy it.
