North Miami Beach Real Estate Market in 2026
North Miami Beach is the value play of the northeast Miami-Dade coast. The citywide typical home value was about $456,000 in June 2026 (Zillow) — roughly 30% below neighboring Sunny Isles Beach and a fraction of Bal Harbour — with a median sale price near $467,500. But the headline number hides the neighborhood that matters to luxury buyers: Eastern Shores, the guard-gated waterfront peninsula between Maule Lake and the Intracoastal, where single-family listings ran from about $2.8 million to $14.5 million in mid-2026.
Despite the name, the city sits inland across the Intracoastal from the ocean — Sunny Isles’ sand is minutes away over the NE 163rd Street causeway. What the city does have is water: Eastern Shores’ canal-front homes with private docks, Maule Lake marinas, and Oleta River State Park, Florida’s largest urban state park, on its doorstep.
New Development and the Uptown Harbour Story
Two very different projects define the pipeline. Nexo Residences — 254 fully furnished units delivering in late 2026 — is purpose-built for flexible short-term rentals, a genuinely new product type for the city. The William, a 374-unit Carlos Ott-designed tower launched in 2025 with studios from the high $300,000s, targets conventional owners with construction expected from mid-2026. And looming over everything is Uptown Harbour: Dezer Development’s approved master plan to transform the 29-acre Intracoastal Mall into roughly 2,000 residences, 375,000 square feet of retail, offices, a hotel and a waterfront promenade — the biggest long-term value catalyst in the city, still in the site-plan stage.
Living in North Miami Beach
Oleta River State Park anchors the outdoor life with mangrove kayak trails, mountain-bike trails and a beach. The Ancient Spanish Monastery on West Dixie Highway — 12th-century cloisters reassembled stone by stone — is one of the oldest structures in the Western Hemisphere, and historic Greynolds Park sits nearby. Haulover Park’s marina and beaches are minutes east. The retail corridor runs from the Intracoastal Mall to Aventura Mall just north.
Who Buys Here
Three buyer types drive the market: families priced out of Sunny Isles and Aventura who still want the coastal corridor; boaters targeting Eastern Shores’ gated canal-front homes at a fraction of Golden Beach pricing; and investors drawn to Nexo’s short-term-rental model. The spread between the citywide median and the Eastern Shores waterfront makes this one of the few places in coastal Miami-Dade where both entry and luxury buyers shop the same zip codes.
Key Takeaways
- Citywide typical value ~$456,000 (June 2026) — the entry point of the northeast coastal corridor.
- Eastern Shores waterfront singles list from ~$2.8 million to $14.5 million behind a guard gate.
- Nexo Residences (short-term-rental-ready, late 2026) and The William (374 units, ~2029) lead the pipeline.
- Uptown Harbour’s approved master plan for the Intracoastal Mall is the city’s biggest future catalyst.
