When people talk about Miami, a lot of times they’re talking about Miami Beach. With world-famous restaurants, hotels, museums, and, of course, the seemingly endless white sandy beach, Miami Beach is a great place to vacation and to live. But Miami Beach is hardly a single thing: From quiet back streets to exclusive smaller islands and incredible Miami luxury condos, there’s something on Miami Beach for everyone.
Miami Beach is located on a barrier island between Biscayne Bay and the Atlantic in the area between 1st to 96th streets on the Atlantic Ocean. The area consists of high-rise condos and luxury hotels in the east, single family homes in the west, and a blend of villas, lofts and condos in between.
There are many different neighborhoods within Miami Beach and this post will highlight just a few of my favorites, along with a quick mention of some of the most well known Miami Beach condos in each area.
Living in South Beach
Located on the southern most part of Miami Beach, South Beach (or SoBe as it is referred to) is often called the American Riviera and a tropical Playground. Yet there’s more than white sandy beaches and nightlife to South Beach’s fantasyland of exuberant architecture. The area offers an eclectic mix of world-class boutiques, galleries and stores, and it continues to rank as a culinary hot spot for gourmet to casual cuisine. At night, SoBe comes alive with crowds dressed in party-casual chic.
For this reason, SoBe is a favorite destination for living and the vast variety of luxury condos Miami for sale is breathtaking. Modern luxury properties have replaced once out dated hotels and the continuing redevelopment of the area is attracting investors from around the world.
Miami Beach condo buildings such as the Setai South Beach and Il Villaggio on Ocean Drive are ultra-luxurious condos, many with a direct views of the blue waters of the Atlantic. A little further up on Collins Ave you will find the 1 Hotel and Homes condos. This spectacular Miami Beach property features a rooftop pool, large bedrooms, ocean view, and direct beach access.
Miami Beach Art Deco Dreaming
If you’re looking for a more affordable Miami Beach condo, you might want to check out an Miami Beach Art Deco condo. Miami Beach has the largest collection of Deco architecture in the world and comprises hundreds of hotels, apartments and Miami Beach condos erected between 1923 and 1943.
Most of these colorful Miami Beach condos have been fully renovated with central air conditioning, new electrical and plumbing, and restored original Miami-Dade Pine wood floors. These condos can make for a great long term real estate investment and attract buyers from around the world.
You can purchase a beautiful 1 bed/ 1 bath in one of these condos for sale within the blocks of Collins Ave, Euclid Ave, Meridian Ave for under $250k USD.
Living in Miami Beach’s SoFi Neighborhood
At the very southern tip of Miami Beach, between 1st and 5th streets, you will find the glitzy South of Fifth neighborhood (SoFi), home to some of the most expensive Miami luxury condos in the world. South of Fifth is home to the Murano at Portofino, Apogee , Continuum and Icon South Beach and many other luxurious Miami Beach condos.
Expect to pay a minimum of $1.2 million for 1 bedroom condo and more than $50 million USD for a sprawling penthouse condo. The price of real estate in Miami Beach continues to rise year after year, due to increased demand and its prime location.
1111 Residences on Lincoln Road Miami Beach
1111 Lincoln Road (pronounced as “eleven eleven”) is perhaps the most arresting residence on Miami Beach. It may even be the most unique condo in the world. Ultra-exclusive, with just five total residences, 1111 was engineered by the world-renowned architecture firm Herzon & de Meuron in 2010 to be the brawny anchor to the west end of the world-famous street. Designed with parking, retail, housing, and commercial space in mind, this Miami Beach property is jarringly austere and pleasing at the same time.
“There’s no place in Miami Beach like it,” says Josh Stein, one of Miami Beach’s top selling Real Estate agents, whose office is nearby. It’s been featured in international media, from Vanity Fair to travel books. The thing about 1111 LR is that even though it looks like a concrete fortress, that’s just it’s brutalist facade: The condos are really incredibly comfortable, with a big private and leafy courtyard within and enormous residences. These Miami Beach homes start at just above $2.5 million.
Faena House Miami Beach
Miami Beach is an international hub for arts and culture, dining, shopping, and nightlife and home to some of the most luxurious condos found anywhere in Miami Beach. Take for example, Faena House, located at 3315 Collins Ave, Miami Beach. With just forty-seven extraordinary oceanfront condo residences, Feana is home to some of the most expensive real estate for sale in Miami Beach.
Envisioned by Alan Faena and designed by the internationally renowned architects Foster+Partners. Akoya Miami Beach
Heading north on Collins Ave towards Sunny Isles Beach and you will find the stunning Miami Beach condo Akoya. Akoya Miami Beach stands at the heart of two of South Florida meccas: the world class shopping of Bal Harbor and the thrilling nightlife of Miami Beach. Akoya straddles both worlds, while enjoying high-end amenities just steps away from some of the most beautiful beach in Florida. The Miami Beach tower has the sleek, white facade that commands attention and anchors the skyline and intracoastal waterway.
Stein says that all of the amenities at Akoya Miami Beach are on par with other luxury residences of its class, and it’s especially perfect for people who love to stay in shape. The property offers tennis courts, indoor racquetball and a putting green, along with a state-of-the-art fitness center — not to mention oceanfront swimming pool and, of course, the beach itself. The pool has private cabanas that overlook the beach. And the whole building is staffed with 24-hour security. Akoya offers a Miami Beach home in one of the island’s largest skyscrapers.
