Are you looking for a new pad in a great location? Are you looking for a great investment property to rent your place out? Do you love Art Deco architecture as much as I do?
Vanderbilt
I’ve got your apartment right here. It’s often overlooked, but it never disappoints. It’s called Vanderbilt, and it’s one of the most solid properties in South Beach for some of the best prices I know.
I’ve got two cases in point, both one-bedroom condos with a little over 600 square feet. One of them sold for $250,000. It has hardwood floors throughout and sloping ceilings and big windows, stainless steel appliances and marble bathroom. The other has a lot of the same stuff but slightly different design. It sold for $183,000 early last year.
Prices may have gone up a little now, and units are available for rent starting at around $1,650 per month. For the style and location, you really can’t beat that. Vanderbilt sits right in the heart of South Beach, three blocks for Collins Avenue and five blocks from the beach. When people say “I’m going on vacation to Miami,” this is the place they’re actually talking about: the beautiful Art Deco core of Miami Beach.
Vanderbilt was constructed in 1946. It houses just 14 units and only two stories. So as South Beach properties go, this one feels very much like a community. And don’t worry about the fact that it’s so old. This thing was completely renovated (thus the Brazilian cherry hard wood floors) in 2004.
